Cancellation Policy

The balance of your holiday must be received at least one month prior to your arrival. In the case where a last minute booking is made, then full payment must be made at the time of booking.

Cancellation must be received by email at least 60 days prior to arrival date for full refund.

After 60 days period no refund will be offered but a change to your reservation will be offered, subject to availability.

Once your final 50% is paid, there is no cancellation refund. However, if you are on your trip and within days of arrival and you choose to arrive earlier and the villa is available, we can move things around for you with no problem.

It is highly recommended that you take out Travel Insurance which is inclusive of accommodation cancellation.

Payment Terms

50% deposit is required to secure your booking.
Payments can be made by PayPal or bank transfer:
*Please note that all bank fees from the sending bank are at the charge of the sender.

Full payment to be made 30 days prior to arrival date.
Last minute bookings under 30 days are to be paid in full immediately.

A refundable 20,000THB security deposit will be required upon arrival and it will be returned on your departure, provided the villa is left in good order (higher deposit for long term). A copy of your passport is also required upon arrival.
